A steel mezzanine is one of the smartest investments a Dubai business can make. Rent is charged on floor area, but many warehouses and showrooms have plenty of unused height. A mezzanine floor turns that height into usable space, often for far less than renting more. Here is what to know before you build one.
What can a mezzanine be used for?
- Storage: shelving, archive boxes, light pallets, spare parts
- Offices: an operations office overlooking the warehouse floor
- Retail and showrooms: extra display space with a feature staircase
- Production: packing and light assembly areas
- Plant: platforms for chillers, AHUs, and equipment
The use matters, because it sets the design load, the fire requirements, and the type of floor.
Is my building suitable?
Check three things first:
- Height. You need comfortable headroom above and below the mezzanine, plus space for the beams and deck. Your consultant will confirm what the code requires for the use.
- The floor slab. Mezzanine columns put concentrated loads on the slab. We check it, and design larger base plates or local foundations where needed.
- Your lease. Landlord approval is normally required, and in many areas an NOC too.
Design basics
A steel mezzanine has columns, primary beams, secondary beams or joists, and a deck. Key decisions:
- Load: office floors, storage floors, and plant platforms are designed for different imposed loads. Do not under-specify, because use often changes later.
- Column grid: wider spacing gives more usable space below but needs deeper beams.
- Bracing: either braced bays or moment connections for stability.
- Decking: chequered plate, grating, composite steel deck with concrete, or boards on joists.
Stairs, edges, and goods access
Every mezzanine needs a staircase with handrails, and edges need guardrails with kick plates. For storage, plan how goods get up there: a pallet gate with a safety barrier, a goods lift, or a conveyor. Escape distances and the number of stairs depend on the area and use, and your consultant checks them against the fire code. See our staircase fabrication service.
Fire safety
Adding a mezzanine changes the building’s fire strategy. Depending on size and use, Civil Defence may require fire-rated steel protection, sprinkler extension below the mezzanine, smoke detection, emergency lighting, and escape signage. Grating decks can help where sprinkler water needs to pass through. Involve your consultant early so these costs are not a surprise.
Approvals
In most cases a mezzanine needs a permit from the building authority, typically Dubai Municipality, Trakhees in JAFZA, or the relevant free zone authority, plus Civil Defence approval. A registered consultant submits the drawings. Building first and seeking approval later risks fines and removal. Read steel structure approvals in Dubai.
What drives the cost
- Area and design load (steel weight)
- Deck type
- Number of staircases, pallet gates, and handrail length
- Fire protection and sprinkler changes
- Finish: primer and paint vs galvanizing
- Access for installation in an operating unit
Mezzanine prices are often compared per square metre, but always confirm what is included.
How long does it take?
Design and approval usually take the longest. Fabrication then happens off site in our workshop, and installation is quick: a typical warehouse mezzanine goes up in days rather than weeks, so your operations are disrupted for less time.
