Dubai’s logistics and e-commerce growth keeps demand for warehouse space high. Whether you are building a new steel warehouse on an industrial plot, extending an existing one, or refitting a unit for a new tenant, the steel structure is the backbone of the project. This guide walks through the decisions in the order you will face them.
Step 1: Define what the warehouse must do
Before any drawing, answer these questions:
- Clear height: how high will you stack or rack? This drives column height and cost.
- Spans: how much column-free floor do you need for trucks, forklifts, and racking?
- Loads: overhead cranes, heavy racking, roof-mounted plant, or future mezzanines all add load.
- Doors and docks: number and size of roller shutters and loading bays.
- Climate: ambient, ventilated, or air-conditioned? Insulated sandwich panels and ridge ventilators make a big difference in summer.
- Future use: will you add a mezzanine or extend later? Design for it now.
Step 2: Choose the structural system
Hot-rolled steel
Built from standard rolled sections, such as universal beams and columns or IPE and HEA sections. Hot-rolled frames suit irregular plots, heavy loads, mezzanines, and buildings likely to be modified. They can be fabricated by local workshops, which keeps lead times short. DPSC specialises in hot-rolled structural steel.
Pre-engineered buildings (PEB)
Built from tapered, built-up plate members designed by a PEB manufacturer. PEBs are efficient for large, simple, clear-span sheds. Later modifications need care, because members are optimised for the original loads.
Which is better?
Neither is better in every case. For a large, standard distribution shed, PEB can be very efficient. For anything with mezzanines, heavy equipment, irregular geometry, or extensions to an existing building, hot-rolled steel is often more practical.
Step 3: Approvals
New warehouses and significant changes need a building permit. In most of Dubai that is Dubai Municipality. Plots in JAFZA and some Jebel Ali areas go through Trakhees, and Civil Defence reviews fire safety. A registered consultant handles the submission. Read steel structure approvals in Dubai for more.
Step 4: Fabrication and erection
Once drawings are approved, the steel contractor prepares shop drawings, buys steel, fabricates, applies the coating, and erects. Because fabrication happens off site, foundations can be built at the same time, which is one of the biggest time advantages of steel over concrete.
A typical erection sequence:
- Check anchor bolts and base levels
- Erect columns and the first braced bay
- Add rafters and bracing bay by bay
- Fix purlins and girts
- Install roof and wall sheeting, flashings, gutters, and ridge ventilators
- Align, tighten, inspect, and hand over
What drives the cost of a steel warehouse
- Steel tonnage, driven by span, height, and loads
- Cladding: single-skin sheet vs insulated sandwich panels
- Foundations and ground conditions
- Coating: paint system vs galvanizing
- Doors, docks, and openings
- Site access and programme
Because these vary so much, be careful with “per square metre” prices you see online. Ask for a breakdown.
Refurbishing or extending an existing warehouse
Many Dubai warehouses in Al Quoz, Ras Al Khor, DIP, and Al Qusais are decades old. Before a new tenant moves in, they often need:
- Repairs to corroded columns, base plates, and purlins
- New roof sheeting, skylights, or waterproofing
- Strengthening for new racking or a mezzanine
- Extra bays, lean-to sheds, or loading canopies
We carried out a warehouse refurbishment at Dubai Investments Park for FAB Properties, and built a new hot-rolled steel warehouse for Mason Maze in Al Quoz.
Add space without moving
If your warehouse is tall enough, a mezzanine floor can add a whole extra level of storage or office space for a fraction of the cost of new floor area. See our mezzanine guide.
