Jebel Ali is the engine room of Dubai’s trade. Around Jebel Ali Port sit Jebel Ali Free Zone (JAFZA), Jebel Ali Industrial Areas 1 to 3, and a large number of logistics, manufacturing, and distribution warehouses. These buildings are constantly adapted as tenants change and businesses grow, and steel is how most of those changes are made.
Common warehouse steel works in Jebel Ali
Storage and office mezzanines
Many Jebel Ali warehouses have generous clear heights. A steel mezzanine can add storage or office space without leasing more floor. Typical uses include pick-and-pack areas, spare parts storage, and an operations office overlooking the floor.
Equipment platforms
Production lines, chillers, compressors, and AHUs often need elevated steel platforms with stairs and guardrails.
Loading bay canopies
Canopies over loading docks protect goods and workers. See steel canopy fabrication.
Warehouse extensions
New bays, lean-to sheds, and annexes built onto existing frames. See warehouse construction.
Racks, gratings, and access
Heavy-duty racks, galvanised grating walkways, cat ladders, and roof access.
Approvals: Trakhees or Dubai Municipality?
This is the first question to answer in Jebel Ali. Plots inside JAFZA and other areas managed by DP World are typically regulated by Trakhees, the Ports, Customs and Free Zone Corporation’s regulatory arm. Other parts of Jebel Ali fall under Dubai Municipality. Each authority has its own submission process and requirements, and Civil Defence is involved for fire and life safety. Your consultant will confirm which applies. See steel structure approvals in Dubai.
Working in an operating warehouse
Most of this work happens in warehouses that cannot stop. Good planning keeps disruption low:
- Fabricate everything off site so the on-site work is mainly bolting
- Agree working zones and barriers with the operations team
- Use mobile platforms instead of scaffolding where possible
- Plan night or weekend shifts for the noisiest work
- Keep fire exits and sprinklers working throughout
Design for loads and fire
Warehouse mezzanines often carry heavy storage loads, so the design load and the slab check matter. Adding floor area also changes the fire strategy, sometimes requiring sprinkler extensions or fire protection to steel. Read our mezzanine guide for details.
